Holding cost is fatal if lots of newly built condos cannot be sold and there is a down turn in ppty market.

Possible tricks used to con fools to buy ppty - not complex and refined tricks. But sometimes crude and low class tricks can fool some of the people some of the time.

• Get many ah ter and ah kow to queue up to buy the condo as though it is "hot" in demand. No acting experience required. Singaporeans are strangely attracted to and impressed by queues. It must be a primordial trigger.


• Arrange for some one to buy one resale public housing unit on open market at RIDICULOUS high price; thus hoping to set a new benchmark. Will be announced on TV news and in newspapers, thus saving the developer a lot of advertising costs. The trick is that if public housing can be $X, then surely ALL the condos selling at $Y cannot be considered expensive. The flat with the silly high price can be quietly resold later at a relatively small loss.

Don't over simplify and think property speculators are fools. All private property transactions have to lodge caveat with URA, and this info is public.
 

Physical property is not like share market that you can sell off with a click of button. You won't be able to find a buyer in a down market.

Scared don't play and play don't scared.....it's a big musical chair.....if someone win money.....definitely it's from someone who lost.....so need to learn not to be at the wrong end but sadly....its always minority won :(

sell high buy high but with the power of leverage ,it is possible to be profitable as long as the rate of appreciation of the equity value outpaces real interest rate. . .
 

prices go up or prices go down ..... there will be different groups of unhappy people in both situations

2) Occupations of the young couple
3) Occupations of the parents
4) Nationalities of the young couple and parents (they could be new citizens, PRs)

If we do not have complete information on the sale, so what is the hoha of this deal? So what if this EC was sold at $1.77m or more.

For example, if the parents are tycoons, then it is peanut to pay $1.77mm for EC as long as the young couple like it.

one of my ex-classmates dad bought him a condo unit adjacent to their family home because he wanted to "move out"...but his mom scared son no food, no cleaning, etc. -___-

There are thousands of reason for it. Therefore, it is up to each individual speculation or imagination.
