swanston st is ideal. there's a supermarket opp. train station nearby. Subway (sandwich) at the doorstep.
the weekly market is nearby as well. security is good as there is a time lock on the front door and security cameras.

I think Hotel Enterprize is pretty worth it. If you're not looking for high-end that is good. You can also try Victoria Hall.

I stayed in Miami Hotel for a few days before we got an apartment in the city. Its more of a temporary student hostel than hotel. You will have shared bathrooms and breakfast is provided daily. Quite a walking distance from the city. The other 2 are within the CBD area.
