Should say our overhead cost is too 'strong', for Malaysia, it is understood that the stuff should be cheaper, but Hong Kong standard of living is as high as us but a lot of electronic stuff is cheaper than us.

Maybe HK is nearer to the China factories? Hence lower transportation cost and maybe lower tax on China products imported as well?
